Cricklewood
Located at a transitional point on Cricklewood Lane, this joint venture with the Cricklewood Trades Hall Club seeks to secure the long-term future of a historic local institution.
The proposal replaces a building of limited architectural merit with 36 high-quality residential units and a revitalised 380sqm community hall.
Our design strategy focuses on "stitching" the building into its varied context. To the east, the massing features a 5-storey shoulder that respects the scale of suburban terraced housing. To the west, the building rises to 7 storeys, defined by a distinct "crown" that creates a landmark addressing the approach from the nearby Cricklewood Station.
The architectural language is rooted in a “genius loci” approach, utilising a robust palette of red and brown brickwork that references the neighbouring St Agnes Church and the existing Trades Hall building.
Chamfered elevations and angled windows are employed strategically to mitigate overlooking between neighbouring residential developments, ensuring 100% dual-aspect living and maximising natural light for residents.
At ground level, the scheme prioritises active frontage by positioning the Trades Hall entrance as the prominent landmark corner. This is supported by a new public realm featuring widened footpaths, rain gardens and integrated landscaping that improves the street-level experience while enhancing local biodiversity.
