The proposal combines studio apartments with cluster accommodation, alongside extensive communal, leisure and co-working spaces focussed around public engagement with the waterfront.
The massing is carefully rooted in the surrounding urban grain, with a strong street frontage as well as the perpendicular block extending towards the canal. A subtle crank in the building opens up views towards the water and creates two generous south-facing landscaped courtyards, while upper-level setbacks respond to the height and scale of neighbouring buildings.
The architecture draws on the industrial character of its industrial surroundings, reinterpreting local brick warehouse forms through a contemporary expressed structural grid, deep reveals and arched detailing at podium level.
At ground floor, cafe, co-working, gym and shared amenity spaces spill directly into landscaped gardens alongside the canal, complemented by a rooftop terrace with views towards Canary Wharf.
Sustainability is embedded within the scheme through a high-performance envelope, triple glazing, renewable energy, green roofs,, significant cycle provision and an enhanced landscape strategy designed to improve biodiversity and water attenuaiton.
