Delivery of a 10-storey residential-led development, set to become the tallest building in Catford.

Internal layouts have been comprehensively reviewed to accommodate enhanced wall and party wall requirements under updated Building Regulations, achieved without any loss of bedspaces. The external envelope has also been rationalised to simplify construction and improve buildability while retaining the character of the consented scheme and meeting updated Part L and Part O requirements.

The architectural language is defined by a clear vertical rhythm, with projecting balconies creating depth, shadow and a strong sense of residential character across the façade. A more solid central element anchors the composition, while lighter balcony edges soften the building’s scale and introduce animation at each level.

At ground floor, an active and transparent frontage strengthens the relationship with the street and surrounding public realm, helping the building feel open and well connected to its context. Mature planting and new landscape frame views of the building, allowing the architecture to sit comfortably within the greener character of Catford.

With extremely tight 2,850mm floor-to-floor heights required to keep the building below 30m, detailed MEP coordination and service routing has been critical throughout Stages 3 and 4. DFA secured Lewisham’s acceptance of revised ceiling heights through an NMA and developed an improved energy strategy, relocating ASHPs to ground level and removing significant rooftop plant requirements.

Located on a constrained former timber yard directly behind Catford High Street, the development presents complex access, servicing and construction challenges. Once complete, it will become the tallest building in Catford and a significant new landmark within the town centre.
